Area by SFOB to rent a small office?

When my son starts kindergarten in August, I might finally move my work office out of my house and into a small real office space. Naturally my thoughts are drifting toward having an office by the beach, to facilitate quick sessions when the conditions are good. Do people have any thoughts about areas where such an office could actually be located? Seems like most of the real estate down there is residential, but some of the @venues might be promising. Any theories much appreciated.
